Madrona Rezone — Parcel addresses 1128 through 1108 33rd Ave., Seattle, 98122

Diluvian organized and coordinated with four of their neighbors – the inclusive property owners – to upzone their six related parcels from L-2 (multifamily) to NC1-30 (neighborhood commercial with a 30ft. height limit.)

Diluvian owns two of the six parcels and wanted to investigate and experiment with the development possibilities of those two unique plats so close to the business district of Madrona.

Utilizing Seattle’ s voluminous Land Use Code and city records, diluvian drafted the petition, the comparisons, organized traffic studies and coordinated with various city entities in the preparation and presentation of their case.

The rezone petition was approved by a vote of the Seattle City Council in the spring of 2009.
